A joint venture company consisting of King Charcoal Namibia (Pty) Ltd and Carbobois, a major charcoal distributer in Europe, applied to lease or purchase an area of 5 hectares on Farm 38.

The application has been noted and the town council’s management committee supports and approves the proposed plan. The land applied for is situated opposite Dune 7, just 10 kilometers outside Walvis Bay. Tidal Wave Investments One Hundred Forty-Nine (Pty) Ltd plans to construct a significant number of warehouse facilities in order to build up market ready stock, as well as duplicate the current activities of King Charcoal Namibia, which currently exports an average of 3000 metric tons of charcoal monthly.

‘’The joint venture will create at least 60 job opportunities, as well as potential employment in the transportation sector. Additionally, the venture will have an impact on container transport, clearing agents and other general business areas of the local economy of the town." This according to information contained in the minutes of the last ordinary council meeting.

As a result, the council management committee recommended that 5 ha (50 000 square meters) of Farm 38 be leased to Tidal Wave Investments at a rental cost of N$44 000 (0.88 cent/m2) plus N$6 600 (15% VAT) per month, escalating with 10% per annum, for establishing a charcoal bagging and briquette manufacturing plant. It was also recommended that the lease term be for a period of 10 years with an option to renew, adding that the lease agreement would not constitute an automatic sale after the lease of 10 years has lapsed. As a policy decision on the lease of land at Farm 38, all future application for the lease of land is to be set at N$0.88 cents per square meter.

The applicant company will be liable to submit the necessary Environmental Impact Assessment Study (EIAS) and Environment Clearance Certificate from the ministry of environment and tourism's department of environmental affairs. In addition, the applicant company will comply with the Financial Intelligence Act (Section 21), as well as provide required information as instructed by the Anti-Money Laundering Compliance Officer of the municipality of Walvis Way, in order to ensure the materialization of the proposed plan.
