In recent years, Namibia’s real estate market has seen significant growth, attracting a diverse range of buyers and renters. However, alongside this expansion, there has been a worrying rise in rental scams, particularly on social media platforms like Facebook.

These scams, often perpetrated by individuals posing as legitimate landlords or agents, have left many prospective renters out of pocket and without a home. As a result, finding and utilising reliable real estate agents and agencies has become more critical than ever. While Facebook can be a reliable platform for connecting with property owners and realtors, it is essential to remain wary and verify the authenticity of listings and individuals to avoid potential scams.



Red flags

Facebook, with its vast user base and easy access, has become a breeding ground for rental scams. Scammers typically post attractive property listings at below-market prices to lure unsuspecting individuals. They often request an upfront payment to secure the rental, promising to send keys or arrange a viewing later. Once the payment is made, the scammer disappears, leaving the renter with no property and a significant financial loss.

Namibian authorities and real estate experts have issued warnings about these scams, advising the public to be vigilant. The Namibia Estate Agents Board (NEAB) has also been actively working to educate the public on identifying and avoiding such fraudulent activities.

In this climate, the role of professional real estate agents and agencies has become indispensable. Reliable agents not only facilitate smooth transactions but also offer a layer of security and assurance that is sorely needed. Prospective renters and buyers should remain vigilant and recognise common red flags associated with online scams, which include unusually low prices that are below market value and are often too good to be true, pressure tactics from scammers claiming high demand for the property, and a lack of proper documentation, as legitimate real estate agents provide official documents and are willing to arrange in-person viewings.

It is also important to take time out and arrange for an initial meeting to discuss your needs and gauge the agent’s knowledge and professionalism.
