In an illuminating interview, Frieda Nangolo, a seasoned real estate professional from Yellow Square Properties, offered a glimpse into the world of property transactions and the art of successful real estate brokerage.

With nearly a decade of combined experience in property evaluation and real estate, Nangolo's expertise shines as she delves into the nuances of the industry.

A journey into real estate

Nangolo's journey into real estate began after she completed her degree in property studies back in 2014. She recounted: "I decided to write my real estate exams that enable one to become and practice as a real estate agent in Namibia".

After obtaining her third degree - a master's in property studies - she made the pivotal decision to fully embrace her role as a real estate agent in 2021.

While this year marks her two-year anniversary in the field, Nangolo was quick to emphasise that her experience is a culmination of nine years, inclusive of property evaluation and real estate practice.

Navigating the regulatory landscape

For prospective real estate agents, the regulatory landscape can be a labyrinth.

"Real estate is governed by a board that requires you write the real estate exam and only after the exam do you pay for the licence that needs to be renewed annually." She emphasised that adherence to these regulations is paramount, underlining the importance of acquiring the requisite certification before engaging in real estate transactions.

Empowering first-time buyers

"Buying your first home is a very exciting experience, but it can also be overwhelming if you are not fully prepared," Nangolo said. Her three-pronged approach includes credit profile management, pre-approval letters and budgeting. She elaborated: "Before you do anything, before you approach the bank, make sure that your credit profile looks good".

Furthermore, she suggested obtaining pre-approval letters from multiple banks to gauge the best offer, while also stressing the significance of financial preparedness to cover additional costs such as transfer and lawyer fees.

With a final nod to clients' preferences, Nangolo encouraged prospective buyers to engage real estate agents early in the process for professional guidance.

The art of match-making

Matching the right property with the right client is a skill that Nangolo has honed over her years in the industry. She likened it to finding a soul mate for each house. Leveraging a comprehensive database of client preferences, she efficiently navigates the complex task of connecting clients with their dream properties.

"I also market the property through advertisements on my social media platforms and do email advertising," she added, highlighting her multifaceted approach to ensuring property and client align seamlessly.

Navigating the path to success

For aspiring real estate agents, Nangolo's advice is rooted in relationship-building and exceptional service.

"To thrive as a real estate agent, you need to build relationships. Referrals come as a result of giving good service to your clients," she explained. Aiming to set herself apart, she has ensured that she offers nothing short of the best to her clients, facilitating a positive cycle of referrals.
